Colonia Versalles & Riviera Nayarit
We have known for some time that Colonia Versalles, a town in Puerto Vallarta, is amongst the world´s coolest neighborhoods to visit. Now it seems Riviera Nayarit, the neighboring state from Jalisco, is also catching attention worldwide.
Real estate in this part of Mexico is really selling strong. As a buyer, you cannot go wrong if you decide to invest in the area. As a seller, you are worried about paying capital gains.
As a certified broker in the area with over 5 years of experience in working all aspects of the selling and buying process, I can tell you I do not need help selling the properties available in our inventory. I let the property people are interested in speaks for itself. I always have confidence that the buyer picked a good property. Selling real estate here in Puerto Vallarta and Riviera Nayarit is that simple.
It helps when I tell a buyer that Colonia Versalles & Riviera Nayarit are feature places to visit in the world. Colonia Versalles was selected by a popular travel website, TimeOut, as one of the coolest neighborhoods in the world. Riviera Nayarit recently made the Time Magazine World Greatest Places of 2022.
The article in TimeOut focuses on the food in Versalles and they are right on point. Recently I had a nice couple new to the neighborhood say to me that they find a good restaurant in hidden spots all over Versalles. After coming from a town with 3 restaurants altogether the move to Versalles turned out to be great. However, Colonia Versalles in Puerto Vallarta is much more than a place to eat.
Colonia Versalles is a cultural experience in itself. It is the old mixed in with dozens of new construction developments already built and being built. My office is in Versalles also and so I know the neighborhood as well as most real estate salespeople in town. Every once in a while, I get a buyer that tells me he/she wants to invest in and live in the “Mexican life”. I take that buyer to a few actual Mexican neighborhoods, and the experience turns out to be not what they expected. Living the Mexican life is not for all buyers or for any. Colonia Versalles always turns out to have just the right amount of “Mexican life” for a foreign buyer.
The Time magazine article about Riviera Nayarit is focused on how under-the-radar the region is. In the article, a few of the high-end resorts that are oceanside all over the bay are mentioned. I live in Riviera Nayarit, and it is my favorite area to sell for many reasons. I always tell prospects and clients that I like the green and the space Riviera Nayarit provides in comparison to Puerto Vallarta. I never mention the fact that Riviera Nayarit is loaded with amazing resorts and beaches because I do not sell those resorts. And, most of these resorts are in Litibu or Punta de Mita, Nayarit. The culture of Riviera Nayarit is hard to explain to a foreigner. Instead, I show a buyer how green the roads are and how much more space they get for a property in Riviera Nayarit compared to a property in Puerto Vallarta. Not to mention the beaches available in the bay.
Colonia Versalles in the state of Jalisco and the entire state of Nayarit (mostly known as Riviera Nayarit) are not as well known all over the world. We do not have the top spots in their featured travel magazines. We have a steady flow of foreigners buying into the culture and the lifestyle. For a real estate agency the flow of buyers into our culture is good enough.
